A personal invitation to park owners

I’m looking to buy up to 3 RV parks or mobile home communities before year-end.

Could yours be one of them?

Hi, I’m Patrick Aiache with The Gabriel Group.

If you’re considering retirement, spending more time with family, or stepping back from running your park, I’d welcome a personal conversation.

I’m looking to buy directly for our own portfolio. Let’s discuss your goals, your timeline, and whether we can agree on terms that work for both of us—including seller financing.

You don’t need to have everything figured out before we talk.

Considering operating properties across the United States. My acquisition goal is December 31, 2026; any purchase depends on due diligence, financing and mutually agreed terms.

Your next chapter

You’ve put years into your park.
Let’s talk about what you want next.

Time to step back?

If you’re ready for fewer day-to-day responsibilities, we can discuss a potential sale and a handover timeline that works for both of us.

Planning for succession?

If the next generation has different plans, let’s discuss your priorities for the property, its people and a possible ownership transition.

Open to flexible terms?

I’m particularly interested in seller financing and thoughtfully structured purchases. We can explore whether an upfront payment and payments over time could fit a transaction.

What I’m looking for

RV parks and mobile home communities.

Single properties and small portfolios are welcome. Your park does not need to be publicly listed for us to have an initial conversation.

RV parks & campgrounds

Existing, operating parks, including monthly, workforce, transient and vacation-oriented properties.

Mobile home communities

Existing communities with 50 or more pads, preferably 75+, including long-held family and privately owned properties.

Location, operating history, infrastructure, flood exposure and transaction structure are reviewed before proceeding.

Speak with the buyer

A conversation with me starts with listening.

My background spans entrepreneurship, finance, real estate, technology and private-company investing. At The Gabriel Group, I focus on finding opportunities, structuring transactions and negotiating directly with owners.

I’d like to understand your park, why you might consider selling, and what matters most to you in a transition.

A straightforward start

From an introduction to a possible offer.

01 / INTRODUCE YOUR PARK

Share the basics.

Tell me where your park is, its approximate size and whether you’re exploring a sale now or planning ahead.

02 / DISCUSS YOUR PRIORITIES

Talk about what matters.

We’ll discuss timing, your reasons for considering a sale and whether flexible terms might be suitable.

03 / EVALUATE THE FIT

Agree on next steps.

If there’s mutual interest, we can review the property and financial information and work toward a potential proposal.

Questions owners ask

Before we speak.

Does my park need to be listed for sale?

No. I welcome conversations with owners who have not listed their properties. If you are represented by a broker, please mention that so we can respect the appropriate process.

What if I’m just exploring retirement?

That’s a reasonable place to start. We can discuss your goals and timing without requiring you to commit to a sale.

Would you consider seller financing?

Yes. Seller financing is a particular area of interest. Any down payment, interest rate, repayment period and security would need to be negotiated and documented. Payments depend on the buyer’s ability to repay; seller financing is not guaranteed retirement income.

Can we discuss a gradual transition?

Yes. We can explore a handover period as part of a potential transaction. What is practical will depend on the property, its management and the terms we agree.

What information should I share first?

Start with the park name, city and state, approximate number of sites or pads, your role in ownership and preferred contact information. Please do not send bank details, identity documents or other sensitive records through the initial inquiry form.

Let’s start with a conversation

Could your park be the next one?

Tell me a little about your property and what you’re considering. Please include “RV park” or “mobile home community” in your message, along with its location and approximate site count.
